Project Modern Farmhouse: Small Space Patio Looks!

Today on Jackie James, we're imagining patio set-ups. Below is the patio from our Modern Farmhouse Renovation. It's literally a blank canvas for your imagination. Pressure washing the fence and re-staining the wood did WONDERS for that backyard view. It's almost like getting a brand new fence. We also pressure washed the decades of dirt, grease, and who knows what else off of the concrete patio. Other than the obvious paint job, we also changed out the light fixture for this one in black, and replaced the broken sliding glass doors with french doors. Ooooooh, did those old sliding glass doors have their glory days in the 80s when this house was first built, though. They were even paired with green vertical blinds.

If you're on a budget, this is a great, CHEAP way to update and elevate your exterior style. We own a pressure washer, so that was free to us, but you can also rent a gas-powered pressure washer from Home Depot. You're looking for something along the lines of 2000 - 2700 PSI. Prices vary by location, but here locally, you can rent one for 4 hours for $53 or $76 for the day. They also have electric washers for rent that are cheaper, but electric is better for light-duty projects like your car, lawn equipment, or patio furniture. The gas-powered pressure washer that we are talking about is better for medium-duty projects like cleaning a concrete patio/driveway/sidewalk, surface prep for the brick painting, or deck restoration. So don't try the gas pressure washer on your car, or you'll take the paint off! We also used the pressure washer on the driveway and garage floor (very carefully, so as not to mess up your drywall). If you're doing enough projects that require this type of cleaning, it's definitely worth the investment to go ahead and purchase your own pressure washer. 


Now on to the fun stuff. As you can see, this is not a huge patio. So if it were my personal house I think I would prefer to keep it at a 2-3 seat set-up. I also would treat it as outdoor lounging, and not outdoor dining. The two french doors open out into the back yard, so we will need to make sure we keep that pathway clear, so that shrinks the patio just a tiny bit more. We're also keeping the budget to be under $300 for the furniture.

If you want to stick to the black and white theme, then I think the above pieces would be perfect! I'm not quite sure if the sectional would work, but you might be able to squeeze it in. The easiest pairing would be the 2 club chairs and side table. Throw in a great outdoor rug with some outdoor plants for color, and you're set! A similar variation could be the love seat and just 1 of the club chairs. This also gives you the opportunity to try out a new color or print with some pillows. If you hate it, no worries, it's a whole lot easier to replace decorative accents than furniture.  


 

Only $175?!? Yup, this entire set is only $175. Can't you just imagine yourself rocking on in to the cool summer evenings? Just kidding, it's still 100 degrees at sunset, ha.

 
 

This is another great option in the black and white theme and probably my runner-up to the favorite. The entire 3-piece set is less than $300

This one takes the cake for my favorite patio set to fill the space. I have been eyeing this ALL summer and can't seem to shake it.
